Our Fourteenth Month - Oct 2019

Premium project marketing is something I've had a keen interest in for a while now, so I've been working on ways we can deliver better outcomes on these types of properties

Another month... another blog - I know that I've said it before, but wowee it feels like the months fly by when you simply commit to writing a blog post each month. Kind of makes me think about all the months that zoomed past when I wasn't "paying attention". Either way, writing a monthly post is something that I'll keep doing - it's a nice reason to pause once a month.

October was a positive one for new deals - with another six sold stickers going up in various locations across our great city. For our office; October was a quieter month for new stock hitting the market, as we'd previously encouraged some of our Spring sellers to beat the Spring market after a more quiet than normal start to the year. I've spoken to various agents across town (yeah I know, some of us agents actually talk to each other!) and the general consensus is that there's still more buyers than property; especially in the upper end of the market. The lower volume of listings in October gave us a good chance to make good in roads with our existing listings and also spend time on some exciting projects we've got happening.

Premium project marketing is something I've had a keen interest in for a while now, so I've been working on ways we can deliver better outcomes on these types of properties. I think that for too long, Toowoomba has had this mentality of "sell it when it's built" and while I understand that people love to touch and feel what they're buying... why can't we start the narrative earlier in the process, give customers a better understanding of what they're buying in advance and also give them time to get into position for when the property is completed e.g sell a property they're upgrading/downsizing from, while we complete a project. That has to benefit everyone! Developer gets an earlier sale and buyer gets a better opportunity as they've had a chance to get organised better. Win win.

We're excited to collaborate with Lavish Constructions again on a project located on the corner of Mackenzie & Alford Streets in Mount Lofty - it'll be the home of three high end, truly architecturally designed residences (two of villa proportions, and one executive style upsized home). We've met with three of our short listed architects for the project just last week and we're excited to be able to share updates with you all over the coming months.

It's getting towards the pointy end of the year now - we'll be launching some cool new properties over the coming weeks to round out the year; however a lot of sellers are now starting to talk about 2020 already - so we'll support them on that endeavour and begin prep for the new year.

For another month... onward and upward. Take care.
