Our Twenty-Sixth Month - Oct 2020

we entered the Queensland HIA Styling Awards, and won two categories - one for our work at Three Drummond villas, and the other for our work at the popular 29 Gentle Street listing.

October has been and gone and the growing momentum of the real estate market locally still continues to blow my mind.

October was a strong month for our little team, with ten new sale contracts and a flurry of good quality new listings uploaded. Adding to this we entered the Queensland HIA Styling Awards, and won two categories - one for our work at Three Drummond villas, and the other for our work at the popular 29 Gentle Street listing. It’s great to see Louise Duffield awarded for her talents, she’s got a way with houses and styling that is extremely hard to find - she just ‘gets it’.

The pace of the residential market in Toowoomba is being felt across the board; and it’s becoming quite tricky to manage at times. Agents who I speak with are all commenting on the same things; an early flurry buyer interest and multiple offers being presented quite quickly... on nearly every property though, not just select types of homes. Add to this the incredibly tight rental market and you’ve got a combination that is elevating the stress levels of a lot of people trying to find new accommodation.

Building and Pest inspectors are that busy, most are out to nearly three weeks just to get somewhere for an inspection. Then the banks... the banks are proving tricky, not with approvals (at least to our buyers anyway) but more so with timeframes - with some banks taking three to four weeks simply to assess a file.

Coming into November we’re sitting quite well with upcoming listings and available stock; so it’ll be interesting to see what the end of the year looks like. From my perspective, it doesn’t look like slowing down anytime soon.
